FAQsStraight answers to the questions we hear most from investors researching Dholera — updated as facts on the ground change.
The runway is complete. Passenger and cargo terminal construction is progressing in phases; a firm commercial opening date has not been officially confirmed. Treat any specific "opening day" you see advertised elsewhere with caution unless it links to an official government or airport authority source.
The flagship fab is targeting trial production in 2026, moving toward full commercial output afterward. Large fabs typically ramp up gradually over one to two years after first trial runs, so treat "full capacity" timelines as longer than the trial-production date.
Prices vary significantly by TP scheme, plot type and proximity to completed infrastructure — there is no single reliable "per square yard" figure for the whole SIR. See our Property & Prices page for a directional breakdown, or request a personalised quote for a specific scheme.
Start with our Investment Guide, which covers residential, commercial and industrial options along with the legal checklist. From there, arrange a guided site visit before committing to any plot.
There's no single "best" scheme — it depends on your budget, investment horizon and risk appetite. Schemes closer to completed infrastructure tend to carry higher prices but lower execution risk; schemes further out can be cheaper but require more patience. See our TP Scheme Directory for scheme-by-scheme context.
Dholera is roughly 100 km from Ahmedabad, connected via the Ahmedabad–Dholera Expressway currently under active development. Once the international airport is operational, direct air connectivity will further shorten effective travel time for investors and businesses.
The Activation Area has water infrastructure in place, and a dedicated bulk water pipeline project is underway to serve the wider SIR as development expands. Coverage varies by TP scheme and development stage — always verify utility connection status for a specific plot before buying.
Power infrastructure, including smart-grid systems, is operational across the Activation Area and expanding as new zones develop, supported by utility partners including Torrent Power.
Social infrastructure — schools, hospitals and retail — is still developing alongside residential growth, typical for a city at this stage. This is one of the key reasons Dholera is best approached as a medium-to-long-term investment rather than an immediate-move destination.
Yes. NRIs can invest in Dholera property under standard FEMA/RBI property ownership rules that apply across India. We help coordinate documentation and verification remotely for NRI buyers.
